What are Stage Inspections / Surveys

Stage construction inspections are designed to ensure proper building techniques, workmanship and quality during the building process to protect homeowners and their investments. These comprehensive inspections include intensive inspection on several aspects of a new home.

A Principal Certifying Authority PCA will assist with an occupation certificate via making sure the building is in compliance with the planning legislation and building codes in your area.

Acclaimed Building Consultancy Pty Ltd can assist with ensuring good workmanship on-site. Good quality building works and finishing work are of reasonable quality. This is outside the scope of a PCA.

What the Inspections & Report Entails?

Stage # 1:

  • Slab – The initial focus of stage inspection reports is typically the slab, which takes place after it’s been poured and allowed to cure. With a copy of the most up-to-date plans, our professional building inspector will ensure the dimensions and size of the slab are accurate, plumbing is placed properly and the workmanship is of professional quality. Your inspector will carefully evaluate any cracks and inform you if they’re significant to the project and check to make sure the slab work is completed in accordance with the plans and up to Australian Standards.

Stage # 2:

  • Frame stage inspections are conducted providing an independent assessment of the construction work to ensure it has been completed correctly. Our review monitors the frame with respect to the approved construction methods stipulated in AS 1684.2 2010 specifies requirements for the building industry and as per the details on the Approved Plans.

  • Wall and Roof Framing – On completion of the slab, the next step in construction will be the framing of the walls and roof. When framing has been completed our qualified inspector(s) will use the most up-to-date plans and specifications to ensure the roof frame conforms with those plans. During this stage of the inspection, we will also determine appropriate wall placement, as well as making sure windows and doors are the right dimensions and in the right place. Tie-down straps, fixings, truss/roof structure connections, beam size and installation, noggings, trimmers, heads, plumbing, electrical overview and we will also be inspected to make sure they’re correctly installed.

Stage # 3:

  • Pre-Lining & Lock-Up Stage – When the roof is on and the brickwork veneer is complete, construction has moved into the pre-lining / lock-up stage. This means services are installed and the roof is on, but insulation, wall and ceiling coverings have not yet been added. Stage construction inspections up to this point will focus on ensuring general workmanship throughout the completed build is adequate, including correct installation of bricklaying, roof covering and the frame is ready for insulation. Additionally, our inspector(s) will look at services like plumbing, gas and electrical to make sure they’re located in the appropriate places and check for any major defects. Structural components will be checked against the building plans to make sure they’re in accordance, and the building works are prepared for finishing surface material installation. Where
