Dilapidation Report

A dilapidation report is a provisional inspection, with photographs, of a building or property that is carried out prior to works beginning on an adjoining property.

An initial inspection and report is undertaken prior to works commencing so that any cracking and/or damage are documented. The proposed works can include a new unit building, alterations to a retaining wall, tunneling, demolition, road works etc. A final inspection is undertaken on completion of the works and any changes are recognized so that corrective works can be undertaken. A Dilapidation report can also cover areas outside of a building site such as footpaths, kerbing etc.

An accurate dilapidation report can verify if damage occurred during construction of the adjoining property. It differs from a building and pest report and a completion report, as its main purpose is to highlight the condition of the property before and after works have been completed. In many instances this report is of great benefit to the owner as they are notified of general cracks that they have not seen.
